Five services. One team on Woodward.

Buying, selling, leasing, finding space, buying a business, building on land. What each one involves, who it is for, and how to start.

Investment Sales

Income property with the math already done.

Retail centers, industrial complexes, apartment buildings and car washes, many of them off-market. Each one is underwritten before a buyer sees it: in-place NOI, pro forma, cap rate, lease terms and deferred maintenance.

Who it is for
Investors buying income property, and the owners selling to them.

Landlord Representation & Leasing

Vacant space, marketed and signed.

We work for landlords to get vacancies leased: a single suite, a whole center, or new construction that pre-leases before it opens. Build-to-suit where the site allows it.

Who it is for
Owners with empty space. Developers pre-leasing a new project.

We find the space. Then we negotiate it.

Tell us the use, the footprint and the budget. We shortlist the space, run the comps and write the offers. Our August 2026 update: three tenant offers submitted in one week.

Business Acquisitions & Sales

The business, the building, or both.

Some deals are an operating company. Some include the real estate. On the book now: a metal finishing operation at $2M turnkey or $950K for the business alone, an express car wash, a diesel repair shop with its contract base, and a restaurant with its liquor license.

Who it is for
Operators buying in, and owners planning their exit.

§ 06Process

How a property goes to market.

Five steps, from the first walk-through to the closing table.

  1. 01

    Walk and underwrite

We walk the property, pull the rent roll and run the numbers: in-place NOI, pro forma, deferred maintenance, lease structure. The price we suggest is one a buyer will take seriously.

  2. 02

    Build the OM

Drone aerials, demographics, traffic counts and financials, bound into one offering memorandum.

  3. 03

    Go to buyers

Our buyer and tenant list sees it first. Then it goes out on the ICON Instagram channel.

  4. 04

    Disclose under NDA

When a seller wants discretion, the address and brochure follow a signed NDA. Off-market stays off-market.

  5. 05

    Negotiate and close

Offers, counters, diligence and closing, run by the same team that underwrote it.
